Clay soils that move seasonally
Eastern Cape clay soils expand and contract with the seasons, which is the single biggest cause of paving that sinks or shifts and deck footings that move. Sub-base preparation and footing depth are planned around this rather than a generic spec.
Wind exposure & smoke draw
Wind direction affects braai flue height and smoke clearance, gutter and roof sizing during heavy seasonal rain, and which planting establishes well in exposed gardens. We plan around it at the design stage rather than after something doesn't work as expected.
Heavy seasonal rainfall
East London's summer downpours punish undersized or poorly-fitted gutters and paving without proper drainage falls. Gutter sizing is based on actual roof catchment area, and paving/deck drainage is planned before construction starts.
